A Deed of Trust is the document that secures a promissory note to a property. The Promissory Note or loan is a private debt instrument you can purchase to receive a monthly payment from one of our borrowers. It is like investing in a REIT that purchases loans, the key difference being the ownership and collateral. You receive direct ownership of a note collateralized by property instead of stock in a company. We call this a Direct Capital Investment because once the note and deed of trust are assigned to you, you have full control over your investment, with no other intermediaries, such as a Bank, REIT, or Investment Company, managing and trading on your behalf.

Security

Property records secure a Deed of Trust. Once we fund a loan, the title company will record the Deed of Trust with the subject property’s county recorder, securing the promissory note for the property.

Opportunity

The investment opportunity allows an investor to earn a return based on monthly payments, with the potential for high returns. As we receive the payments each month, we pay you, the investor, a fixed payment based on the interest rate of the loan. A borrower applying for a loan may not meet all the qualifications for an institutional loan. Therefore, we provide an additional private money funding source to meet the demand of these borrowers. Private individual investors and mortgage funds purchase our private loans. Many private loans are short-term, ranging from six months to five years. We also help the borrower plan an exit strategy to refinance into a long-term loan with better terms so they can likely pay off their private loan when it comes due. Once the loan is paid off, you can decide to purchase new loans, continuing the potential for high returns.
